* Qualification Requirements: Income: Applicants must have a combined gross monthly income of at least three times the rent, verified through a third-party service. Applicants must have at least one year of stable, verifiable income from the same employer or consistent self-employment. Income must be documented and meet the required income threshold.   Credit Check: A credit report will be reviewed to assess credit history and score. Factors like high debt, late payments, collections, evictions, or delinquencies may impact eligibility.   Criminal Background: A background check is required for all applicants 18+ years old. Applications will be denied for: Certain felonies (up to 7 years) and misdemeanors (up to 3 years), as per applicable law. Felony sex offenses (any time) or inclusion on the OFAC’s SDN list.

* Application Fees: There is a $59 one-time application fee per adult, a security deposit of one month’s rent, and applicable fees for pets ($250 non-refundable + $25/month per pet) and HOA amenities if required.

* Rental Insurance Requirement: JAK HOMES LLC requires that all residents must be a named insured on a Renters Insurance Policy and maintain an active and compliant Renters Insurance Policy throughout their residency.

* Animals/Pets: A maximum of two pets is allowed per property, subject to HOA rules. Each pet requires approval, with some breed restrictions and possible fees. Pets must be house-trained. **Service and assistance animals** are exempt from restrictions and fees.

* Smoking: Smoking is not permitted inside any of our homes.
