Qualification
Requirements:
All
applicants must meet the following criteria. These standards are
applied uniformly to all applicants in compliance with the Federal
Fair Housing Act and the Florida Fair Housing Act.
Income Requirements
Applicants must have a combined gross
monthly income of at least three (3) times the monthly rent
(this multiple may vary according to market - see
current listing) verified through a third-party screening service.

Income must be stable and verifiable.

Applicants must demonstrate at least
two (2) consecutive years of stable income from
the same employer or consistent self-employment.

Self-employed applicants must provide
two years of filed tax returns and supporting documentation
sufficient to verify income stability.

All lawful sources of income will be
considered.

Income must meet the required
threshold independent of roommate contributions unless applying
jointly.
Failure to meet the minimum income
requirement will result in denial.
Credit Requirements
A credit report will be obtained for
each applicant.

A minimum credit score of 650
is required.

Applicants must not have any unpaid
charge-offs or active collections. Medical collections are
excluded from this requirement and will be reviewed on a
case-by-case basis in context with the overall application.

No eviction judgments within the past
five (5) years.

Revolving credit utilization exceeding
50% of available credit limits may be grounds for denial.

A history of repeated late payments
may result in denial.
Applicants with credit scores between
620–649 may be considered for conditional approval,
which may require an increased security deposit or qualified
co-signer.
Applicants with credit scores below 620
will be denied.
Rental History
Applicants must provide verifiable
rental history.
No prior evictions within five (5)
years.
No outstanding balances owed to previous
landlords.
Prior lease violations may result in
denial.
Background Screening
A
criminal background check will be conducted in accordance with
applicable laws. Certain felony convictions or crimes involving
violence, property damage, or controlled substances may result in
denial.
Each applicant will be evaluated in compliance with HUD guidelines.
Additional Terms
All applicants over 18 years of age must
complete an application and pay the required application fee.
Approval is not guaranteed until all
documentation has been received and verified.
Falsification of information will result
in automatic denial.
Conditional approvals may require
additional security deposit or a qualified co-signer.

Application
Fees & Process:
|
There is a
$64 non-refundable application fee per adult applicant.
The required security deposit is equal to one month’s
rent. Applicable pet fees include a $250 non-refundable
pet fee and $25 per month per pet. HOA amenity fees may
apply where required.
Screening
and application processing are conducted through RentPrep
and STESSA. The primary applicant will receive an
invitation email from RentPrep/STESSA containing a “Get
Started” link to begin the application process. This
process includes submission of the rental application,
credit report, background screening, and income and asset
verification (performed by Finicity, a Mastercard
company).
Each
applicant is responsible for paying the $64 application
fee during the online submission process.
If there is
more than one applicant, the primary applicant is
responsible for inviting all co-applicants to complete
their individual applications and screening requirements.
An
application will not be considered complete until all
applicants and co-applicants have submitted their STESSA
application and completed the RentPrep credit and
background screening process.

Rental Insurance Requirement:
All approved residents are required
to obtain and maintain a renters insurance policy for the
duration of their tenancy. Each adult occupant must be listed as
a named insured on the policy.
The policy must remain active and in good standing throughout
the lease term. Proof of insurance is required prior to move-in
and may be requested at any time during residency.

Animals/Pets:
A maximum of two (2) small pets are
permitted per property, subject to HOA rules and restrictions.
All pets require prior written approval. Breed restrictions and
applicable pet fees may apply. All pets must be house-trained
and properly vaccinated.
Service animals and assistance
animals, as defined under applicable fair housing laws, are not
considered pets and are not subject to pet restrictions or pet
fees. Reasonable accommodation requests will be reviewed in
accordance with federal and state law. Residents remain
responsible for any damage caused by approved animals.

No-Smoking Policy:
Smoking is strictly prohibited
inside the dwelling, garage, and any enclosed areas of the
property.
For purposes of this policy, smoking includes cigarettes,
cigars, pipes, e-cigarettes, vaping devices, marijuana in any
form, or any substance that produces smoke or vapor.
Residents are responsible for ensuring that all occupants and
guests comply with this policy. Violation may constitute a
material breach of the lease and may result in lease termination
and/or charges for smoke-related cleaning and damage
remediation.
